Portuguese property documents — what each one tells you
Three documents describe any property in Portugal. Two describe it as the registers hold it — the tax register and the register of title; the third describes it as built. None is read on its own, and it is between them that almost everything which stops a purchase shows up.

Issued by: the Portuguese tax authority
Answers: What is on the tax register, which areas the tax authority recognises, what use the property is classified for, and the valor patrimonial tributário — the base for annual IMI and, when it exceeds the price, the base for IMT too.
Does not answer: It does not prove ownership. The holders shown can be out of date and do not determine who is able to sell.

Issued by: the land registry
Answers: Who the registered owner is and how they acquired it, plus everything registered against the property: mortgages, court-ordered seizures and freezes, usufructs, court actions and applications still awaiting decision.
Does not answer: It does not give the tax value, nor the areas as the tax register holds them, nor whether the property has a use licence.

Issued by: a qualified expert, registered on the Portal SCE (ADENE)
Answers: How the property performs — the class from A+ to F, the heating, cooling and hot-water needs, the envelope and the installed systems — and, at the end, a list of improvement works with estimated costs and paybacks.
Does not answer: It is not a condition survey: it does not assess defects, check licensing or measure actual consumption. The class is modelled, not measured.

The three documents are produced by different bodies, updated by different procedures, and fall out of date at different rates. An inheritance can have been registered at the land registry three years ago and still not appear on the caderneta. An extension can be on the tax register and have never reached the land registry. And all three give different areas for the same fraction, all of them correct, because they measure different things. It is in those divergences — not in any one document alone — that most of what stops a purchase shows up.
What these pages do not do
There is nothing here to upload. These pages take no documents, read no files and ask for no contact details — they explain what the fields mean, using invented models, so that you can read your own document. And they stop at the same point every time: they say what needs verifying, not whether what is in front of you is sound. That cannot be answered on a hypothetical file.
When this stops being reading
Setting the three documents against each other on a specific property, pulling a same-day certificate, confirming who has to sign, establishing what was never regularised and checking whether the energy certificate survives to the deed is work on a case, not on a model.
